Flatwork and Surface Cleaning

Driveway and Concrete Cleaning in Jacksonville

Controlled concrete cleaning for driveways, sidewalks, curbs, patios, pool decks and commercial flatwork.

Concrete does not stay one color for long in Jacksonville. Shade darkens it. Irrigation leaves rust-colored marks. Tires, vehicles, leaves and foot traffic add another layer. A controlled concrete-cleaning process can lift the general buildup and make the whole area look more even.

Jacksonville Washers provides driveway, sidewalk and concrete pressure washing for homes, businesses, apartments, HOAs and managed properties across Jacksonville.

How it works

How Professional Surface Cleaning Works

  1. 01

    Pre-treat

Loosen organic buildup on the slab.

  2. 02

    Surface clean

Rotating cleaner for an even pass—fewer wand stripes.

  3. 03

    Detail edges

    Joints, corners and door thresholds.

  4. 04

    Rinse & review

Drainage paths and post-treatment when appropriate.

Flatwork is commonly pre-treated to loosen organic buildup, cleaned with a rotating surface cleaner and rinsed along edges and drainage paths. A post-treatment may be used when appropriate to improve uniformity or address remaining organic staining.

A surface cleaner helps avoid the striped appearance that can come from cleaning a large driveway with a wand alone. Edges, expansion joints, corners and areas near doors still require careful detail work.

Pressure Is Only One Part of the Job

More pressure does not guarantee a better result. New, weak, cracked, spalled, etched or previously coated concrete can be damaged. The operator also needs to consider nozzle distance, flow, heat, cleaning chemistry, dwell time and the age of the slab.

Concrete can remain discolored after cleaning when stains have penetrated deeply or the surface has permanent wear. A test area may be useful for oil, rust, paint, battery acid, irrigation marks and old tire stains. Stubborn marks may need specialty stain cleaning.

Driveway Stains

  • Organic growth and shaded darkening
  • Tire marks and traffic film
  • Vehicle oil and fluid spots
  • Rust from irrigation, furniture or metal objects
  • Leaf tannins and mulch staining
  • Paint, sealant or construction residue
  • Gum and food-service staining on commercial concrete

Jacksonville Concrete Conditions

Driveways under large oaks in Mandarin or Riverside often hold shade and leaf debris. Pool-deck concrete behind screens may stay damp—see also pool deck cleaning. Sidewalks near busy retail corridors collect traffic film and gum. Coastal sand and salt spray can add a different kind of residue near the Beaches. The cleaning sequence should reflect the source of the buildup. Local context is on service areas; commercial flatwork pairs with commercial pressure washing.

After the Concrete Is Clean

Concrete may look uneven while it dries. Keep foot and vehicle traffic off the area until it is safe, especially when a treatment remains active. If sealing or coating is planned, follow the product’s moisture and cure requirements rather than applying it immediately after washing.

What Jacksonville customers say

DIY wand left tiger stripes. Their surface cleaner evened the slab and the oil spots near the garage finally lightened.

Brian C. Westside · Driveway wash

Irrigation rust and tire marks were the main issue. They set expectations that deep oil can leave a shadow—and still got a huge improvement.

Nina A. Southside · Concrete cleaning

Sidewalk, apron, and driveway in one pass. No zebra stripes, and the curb line looked intentional again.

Answers

Frequently Asked Questions

Will pressure washing remove oil from concrete?
It may improve oil staining, especially when treated early, but deeply absorbed oil can remain. Degreaser and hot water may help on suitable surfaces.
Why does my driveway have lines after DIY pressure washing?
Uneven nozzle distance and overlapping wand passes can create stripes. A surface cleaner is designed to produce a more consistent pass across broad flatwork.
Can new concrete be pressure washed?
New concrete needs time to cure, and even cured concrete can be etched by excessive pressure. The age and finish should be confirmed before cleaning.
Will concrete look the same color everywhere?
Not always. Repairs, age, aggregate, sealer, shade and deep stains can leave variations even after surface buildup is removed.
Can you clean sidewalks for an HOA or apartment community?
Yes. Large sidewalk networks can be phased by building, block or amenity area to manage access and drying time.
